What It Costs to Paint Faded Siding in Massachusetts

TL;DR: Painting faded but sound siding runs roughly $2.81 to $5.14 per square foot in Massachusetts, against about $6 to $24 per square foot to replace it. On a typical MetroWest colonial that is usually a low-to-mid five-figure gap. The deciding question is not the fade, it is whether the siding is structurally sound underneath. Fade is a coating problem. Cracking, brittleness and moisture behind the wall are not, and no amount of paint fixes them.

Faded siding is the most common reason a MetroWest homeowner calls us about an exterior, and it is also the least reliable signal of what actually needs doing. A wall can look tired and be perfectly sound, or look acceptable and be failing.

What does it cost to paint faded siding?

For sound siding that has chalked or lost color, painting lands around $2.81 to $5.14 per square foot here. The spread inside that range comes from a short list of things:

  • Substrate. Vinyl, aluminum, fiber cement and wood each prep differently and take different products.
  • Condition. A chalked wall needs more washing. A previously peeling wall needs scraping, and that is labor, not material.
  • Access. Two stories with a walk-out basement on a sloped lot costs more than a ranch, every time.
  • Detail. Shutters, trim runs, porch work and multi-color schemes add hours the square footage does not capture.
  • Color change. Going substantially lighter or darker than the existing color can mean an additional coat.

Replacement, for comparison, runs roughly $6 to $24 per square foot depending on material. In the 2025 Cost vs Value data, regional New England siding replacement projects averaged about $17,590 for vinyl and $20,678 for fiber cement, and those recouped roughly 97 percent and 114 percent of cost respectively. Those are 2025 figures and describe replacement, not repainting. Current Boston-area project ranges are tracked in This Old House's siding replacement cost guide.

Is the fade the problem, or a symptom?

This is the whole decision, and you can do most of it yourself from the ground.

Signs it is just the coating, which means painting is the right call:

  • Chalky residue on your hand when you wipe the wall.
  • Uneven color between elevations, worst on south and west.
  • Panels or boards still flat, firm and securely fastened.
  • No soft spots around windows, doors or the water table.

Signs the substrate is the problem, where paint is the wrong purchase:

  • Vinyl that has gone brittle and cracks when pressed, or panels that have warped away from the wall.
  • Repeated peeling that returns within a year or two of a previous repaint.
  • Staining or softness at the base of trim and corner boards.
  • Movement or hollowness behind the siding.

For the middle case, where some of it is failing and most of it is fine, the three-way comparison is in repair versus replace vinyl siding. The straight paint-or-replace decision is in paint or replace your vinyl siding. Recurring peeling has its own causes, in why house paint peels.

Chalk is the thing that decides whether the job lasts

A faded wall is usually a chalked wall. The binder at the surface has broken down under UV and left loose pigment behind. Paint applied over that is bonded to powder, and it will release in sheets, often within a year.

So washing is not a nicety on a faded exterior, it is the load-bearing step. We wash, let it dry fully, and test by hand before anything is opened. On badly chalked aluminum or vinyl, a bonding primer may be needed on top of that. The washing service on its own is at power washing in Holliston and power washing in Natick, and the pre-paint version is in pressure washing before painting.

This is also the most common corner cut on a cheap exterior quote. If two quotes differ substantially and one of them does not itemize washing, that is usually the difference.

Color limits when repainting faded vinyl

Faded siding tempts people to go darker, because dark reads as new. On vinyl that runs into a hard limit. Benjamin Moore's exterior data sheets say not to paint vinyl with any color darker than the original or below a Light Reflectance Value of 55, unless it is from their approved Colors for Vinyl palette, because the extra absorbed heat can warp the siding. See the Regal Select Exterior technical data sheet. Sherwin-Williams uses 56 in its 09 91 13 exterior specification unless VinylSafe colors are used.

Note the second half of that Benjamin Moore condition, because it catches people: darker than the original, not merely dark. On a light beige wall, a mid-tone gray can breach it even while clearing LRV 55. If you want to go darker, VinylSafe exists for exactly that. Which colors then hold their look longest is in fade-resistant siding colors.

When to do it, and what that does to the price

Exterior painting in Massachusetts has a real season, bounded by surface temperature and dew point rather than the calendar. Pushing a faded-siding repaint into late fall to save money is usually a false economy, because a coat that does not cure properly fails early and you pay twice.

The limits are in exterior painting temperature requirements and the fall exterior cutoff and dew point. Booking early for spring is the genuine way to control cost and schedule, in booking your exterior painter early.

If the work is aimed at a sale, the color decision is worth as much as the timing, in siding colors and resale value.

How long should a repaint on faded siding last?

On properly washed, sound siding with a premium 100 percent acrylic, you should be measuring the interval in many years rather than a few. What shortens it is predictable: chalk left on the wall, a cheap coating, a dark color on a south elevation, or painting outside the temperature window.

By-material intervals are in how often to repaint siding by material and the durability case for better product is in the real cost of cheap paint.

Frequently asked questions

How much does it cost to paint faded siding in Massachusetts?

Roughly $2.81 to $5.14 per square foot for sound siding, with access, substrate, condition and detail driving where you land in that range.

Is it cheaper to paint siding or replace it?

Painting, substantially. Painting runs about $2.81 to $5.14 per square foot against roughly $6 to $24 to replace, provided the siding underneath is still sound.

Can you paint over chalky faded siding?

Only after washing it thoroughly and letting it dry. Paint applied over chalk bonds to loose pigment rather than the siding and can release in sheets within a year.

Can I paint faded siding a darker color?

On vinyl, not below LRV 55 and not darker than the original color, unless you use a vinyl-safe palette. Both conditions apply, and the second one catches people who clear the first.

Will painting faded siding help my home sell?

It captures much of the visual gain of replacement for a fraction of the cost. Replacement itself recouped roughly 97 to 114 percent in the 2025 Cost vs Value data, depending on material.
