How to Paint a Framingham Two-Family Without Splitting the Building

TL;DR: A Framingham two-family is not a house and it is not a 12-unit. You have two front doors, a shared porch or stair, and often one owner or two who do not share a calendar. A full two-family interior is often 1 to 2 weeks if both units are empty, longer if one side is occupied. Pre-1978 is common. Sequence the vacant side first, then the shared porch, then the lived-in side. This is the small-landlord version of our multi-unit property-management post.

What makes a Framingham two-family different from a single house?

Two kitchens, two life schedules, and a shared envelope. The porch, the stair, and sometimes the hall belong to both. Paint one door a different white and the building looks split.

How we run it:

  • Vacant unit first, the same 2 to 4 day interior as a rental turn. See rental painting schedules.
  • Shared porch and stair next, while the empty side can take the smell and the drop cloths.
  • Occupied unit last, room by room, after hours if needed, like after-hours commercial work.
  • One color book for both doors, both casings, and the porch ceiling.

If the two sides have different owners, we need both in writing before we touch the shared porch. That is not bureaucracy. That is how you avoid painting 2A's door a color 2B never agreed to.

What about lead and plaster on a Framingham two-family?

Assume pre-1978 until the build year says otherwise. Two units means twice the sash, twice the trim, and a stair that has been painted for 80 years. Lead-safe work is in our lead paint guide. Hollow stair plaster is plaster repair, not another coat of eggshell.

August 31 turnovers stack. If both your leases end the same day, you are in line with every other two-family on the street. Book the vacant side as soon as you have a date.
