TL;DR: Fiber-cement siding like HardiePlank is one of the easiest exteriors to repaint well — it's dimensionally stable, so paint doesn't crack and peel the way it does on wood. Factory ColorPlus finishes last about 15 years; a quality field repaint lasts roughly 10–14 years. Prep is light: rinse (garden hose, not a pressure washer), scuff-sand, prime only bare spots, fix caulk, then two coats of 100% acrylic latex. One warning — repainting a ColorPlus finish voids the 15-year finish warranty (not the material warranty). A typical MetroWest fiber-cement repaint runs about $4,000–$9,000 depending on home size.

Fiber-cement siding has become the default upgrade on MetroWest homes, and for good reason. But it does eventually need paint, and there's a right and wrong way to do it. After fifteen years painting New England exteriors, here's exactly how we approach HardiePlank and other fiber-cement siding — and the warranty trap most homeowners don't know about.
Does fiber-cement siding need to be painted?

Eventually, yes — but far less often than wood. Fiber cement comes either factory-finished (James Hardie's ColorPlus, baked on at the plant) or primed for field painting. The factory finish carries a 15-year warranty and genuinely lasts about that long. Field-applied paint on primed board lasts roughly 10–14 years. The reason the finish lasts so long is simple: fiber cement barely expands and contracts with temperature swings, so paint isn't constantly stretched and cracked the way it is on wood clapboard. That stability is also why a repaint here is such a good investment — you get a decade-plus out of it.
How often should you repaint HardiePlank?
Plan on roughly 10–15 years between repaints, depending on finish type and exposure:
- ColorPlus factory finish: about 15 years; use James Hardie touch-up kits for small nicks instead of a full repaint.
- Field-painted / primed board: about 10–14 years with a quality 100% acrylic coating.
- South- and west-facing walls take the most sun and may fade first — the same weathering we cover in how long exterior paint lasts in New England.
The ColorPlus warranty warning
Here's the detail that trips people up: painting over a ColorPlus finish voids the 15-year finish warranty. It does not void the underlying James Hardie material warranty, as long as you use a paint that meets Hardie's recommendations (a quality 100% acrylic exterior). So repainting is completely fine and often necessary — just go in knowing the finish warranty ends when you recoat, and choose an approved paint so the product warranty stays intact.
How do you paint fiber-cement siding the right way?

The good news is prep is far lighter than wood. Our process:
- Clean gently. Rinse the siding with a garden hose — not a pressure washer, which can drive water behind the boards. A light scuff-sand helps the new coat grip.
- Inspect and repair caulk. Hardie is installed with color-matched caulk at corners and windows; failing seams let moisture in, so we fix them before painting.
- Prime only bare spots. Factory-finished or previously painted board doesn't need full priming — just spot-prime any bare cement or drastic color changes with a quality acrylic primer.
- Two coats, sprayed and back-rolled. We use 100% acrylic latex exterior (Benjamin Moore Aura or Sherwin-Williams Emerald), applied in two coats for the strongest barrier against UV and moisture.
One note for new construction: bare Hardie board should be painted within 180 days of installation. As always, the finish is only as good as the prep — the principle behind why prep work is 80% of a great paint job. And the right coating matters as much as the prep, which is why we're particular about the best exterior paint for New England weather.
How much does it cost to paint fiber-cement siding in MetroWest?
For a typical MetroWest home, a full fiber-cement repaint runs roughly $4,000–$9,000 depending on size, stories, trim, and prep. Because the finish lasts 10–15 years, the annual cost of ownership is genuinely low. For the full picture on exterior pricing, see our Massachusetts house painting cost guide.
The bottom line
Fiber-cement siding is one of the most rewarding exteriors to repaint: stable, low-prep, and good for a decade-plus per coat. Just know the ColorPlus warranty rule, keep the prep gentle, fix the caulk, and use a quality acrylic in two coats. Do that and your HardiePlank will look factory-fresh again — and stay that way for years.
One more thing we check on every fiber-cement job: ventilation and flashing details around windows and the water table. Paint will not fix a leak path. If we see open joints or failed flashing, we flag it before we quote a full repaint so you are not paying for a finish that fails early. That is the same practical approach we take on every MetroWest exterior — diagnose first, then coat.
